Terms of Service

1. What this site is

IndexProp SG publishes statistics derived from Housing & Development Board resale transaction data and from Urban Redevelopment Authority private-market records. It is an information service, not a valuation service, not financial advice and not a property agency.

2. Acceptance

Using the site means accepting these terms. If you do not accept them, do not use the site. Continued use after a change to the terms is acceptance of the changed terms.

3. No valuation, no advice

Nothing here is a valuation of any individual property, an offer, or a recommendation to buy, sell or hold. Figures are medians over past transactions in an area and cannot tell you what a specific flat or unit is worth.

4. Accuracy

The figures are computed from public datasets that IndexProp SG does not control and cannot correct at source. They are published in good faith, with the sample size and window stated so you can judge their weight, and without warranty of any kind.

5. The data and its licences

The two registers behind this site carry different terms, and the difference matters if you reuse anything.

The HDB registers (resale transactions and approved rentals) are published under the Singapore Open Data Licence version 1.0, which permits use, modification and redistribution including for commercial purposes, with attribution. What IndexProp SG derives from them carries the same terms.

The URA registers (private-market caveats and lease contracts) are published under the URA Data Service terms, which permit publication of derived statistics (medians, counts, rates, ranges) and do not permit redistribution of the underlying records. IndexProp SG publishes only derived statistics from them, no record reaches this site in any form, and figures derived from URA data are not open data and may not be treated as such. The dataset page states the same split beside every endpoint.

The site’s design, code and copy are not covered by either licence and are reserved.

6. Acceptable use

You may read, link to and quote the site, and reuse its HDB-derived statistics under the open licence above with attribution. You may not misrepresent the figures’ provenance or precision, present a derived figure as an official HDB or URA number, republish URA-derived figures as open data, or access the site in a way designed to degrade it for others.

7. Independence

IndexProp SG is not affiliated with, endorsed by or connected to the Housing & Development Board, the Urban Redevelopment Authority, Data.gov.sg or any government agency of Singapore.

8. Availability and changes

The site is provided as is and may change, gain or lose features, or be unavailable at any time without notice. Statistics are recomputed as the source registers publish new months, so a figure you saw last month may legitimately differ from the same page today; every page states the data month its figures run to.

9. Liability

To the extent permitted by law, IndexProp SG accepts no liability for any decision taken in reliance on these figures.

10. Governing law

These terms are governed by the laws of Singapore, and the courts of Singapore have exclusive jurisdiction over any dispute arising from them or from use of the site.
