About IndexProp SG

IndexProp SG publishes property price statistics for every part of Singapore: the median HDB resale price per square foot for every district and neighbourhood, computed from Housing & Development Board resale registrations, and beside it the private residential market, as derived statistics from caveats and lease contracts lodged with the Urban Redevelopment Authority. It is free, carries no listings and no advertising for property services, and it does not value property. It publishes statistics about transactions that have already happened.

Why it exists

A resale price on its own says little: a $600,000 three-room and a $600,000 five-room are not the same purchase. Dividing the price actually paid by the floor area actually recorded puts every flat on one scale. HDB has published the data to do this since 1990. What did not exist was a place to read the result for your own town, street and lease band without downloading five CSV files.

Who runs it

IndexProp SG is built and published by Matera Capital Limited, a company registered in England (Companies House no. 17008036), which also publishes the IndexProp network’s other market, RealScout, in the United Kingdom. The same small operation writes the articles, maintains the data pipeline and reads everything sent to contact@materacapital.com. There is no separate editorial team, and the site says “we” rather than inventing one.

How a figure is made

Every HDB resale is published by the Housing & Development Board with both its price and its floor area, so each transaction becomes a price per square foot directly; and the published figure is the median over a stated window, rounded to three significant figures. There is no address match to run and no unmatched sales to set aside; thin samples are suppressed rather than published.

The rules this site holds itself to

  • Every count states its time window. A number without a window is not published.
  • A count printed beside a figure is that figure’s own denominator.
  • Precision is honest: three significant figures, because a median over a few dozen resales cannot support more.
  • Caveats live beside the figures they qualify, not in a footnote nobody reads.
  • The same number is identical on the page and in the JSON: one rounding rule, applied once.
  • IndexProp SG does not value property, and says so on every page.

The data is yours too

The HDB-derived figures come from open data published under the Singapore Open Data Licence version 1.0, which permits commercial reuse with attribution, and IndexProp SG’s derivations of them carry the same terms. The private figures are derived statistics from the URA Data Service, reusable with attribution to URA, though the underlying records are not redistributed here. Every area page links its own JSON, and the dataset page has the whole set, the licence split in full, and a ready-made citation.

Independence

IndexProp SG is not affiliated with, endorsed by or connected to the Housing & Development Board, the Urban Redevelopment Authority or any government agency of Singapore. It is an independent reading of published open data.

Corrections

The most useful thing a reader can send is a correction. If a figure looks wrong, say which area and what you expected, and it gets checked against the underlying transactions.
