IndexProp is published by Matera Capital Limited. These terms govern your use of indexprop.com and the pages and endpoints published under it. Using the site means accepting them. If you do not accept them, do not use the site. Last updated 12 August 2026.
What this site is
A publisher of statistics about property transactions that have already happened, computed from public registers. It is not a valuation service, not an estate agent, not a broker and not an adviser. No figure here is a valuation of any individual property, an offer, or a recommendation to buy, sell, let or hold, and nothing here is financial, investment, tax or legal advice.
No warranty
The site and its figures are provided as is and as available, without warranty of any kind, express or implied, including any implied warranty of accuracy, completeness, currency, merchantability or fitness for a particular purpose. The figures are computed from public registers we do not control and cannot correct at source. Registers are revised by their publishers, filings arrive late, and a figure can change between builds with no change to the method. Verify any figure against the source register, and take professional advice, before acting on it. Any decision taken in reliance on this site is your own.
Limitation of liability
To the maximum extent permitted by law, Matera Capital Limited is not liable for any loss or damage arising from your use of, or reliance on, this site or its figures, including any decision made on the basis of them, and including any loss of profit, business, contract, goodwill or opportunity and any indirect or consequential loss, whether or not foreseeable. The site is provided free of charge: to the extent any liability cannot be excluded, it is limited to the amount you paid to use it, which is nil. Nothing in these terms excludes or limits liability that cannot be excluded or limited under English law, including liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.
Sources, licences and attribution
Figures on this site are derived from public registers and carry those registers’ terms, which differ. Reusing a figure means reproducing the statement that applies to it.
- Figures derived from Housing & Development Board registers are published under the Singapore Open Data Licence version 1.0.
- Figures derived from Urban Redevelopment Authority private-market records are derived statistics under the URA Data Service terms, which permit publication of derived statistics and do not permit redistribution of the underlying records. No caveat-level or lease-contract-level record is published here in any form, and these figures are not open data.
- Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.
- Floor-area information for the United Kingdom is derived from the Energy Performance of Buildings Register. Address data within that dataset is © Royal Mail, and may not be used to compile mailing lists.
Each market’s own dataset page states the split in full and governs. This page grants no rights over data we do not own. The site’s design, code, branding and editorial text belong to Matera Capital Limited or its licensors, and are not covered by any of the licences above.
Trade marks and independence
IndexProp and RealScout are marks of Matera Capital Limited. Housing & Development Board, Urban Redevelopment Authority, Data.gov.sg, HM Land Registry, Royal Mail and the Office for National Statistics are named for attribution only, and their names and marks belong to them. IndexProp is not affiliated with, endorsed by, connected to or approved by any government agency, housing authority, land registry or data provider in any market it covers.
Acceptable use
The static endpoints are open and free of charge. You may not:
- use the site in a way that breaches applicable law or infringes anyone’s rights;
- scrape, crawl or bulk-extract the site or its endpoints at a rate that degrades the service for others, or attempt to disrupt, overload or gain unauthorised access to it or its infrastructure. Cache the published files rather than re-requesting them in a loop;
- present a derived figure as an official Housing & Development Board, Urban Redevelopment Authority or HM Land Registry number, as a valuation, or as advice given by us;
- republish figures derived from Urban Redevelopment Authority records as open data, or misrepresent any figure’s provenance, window or precision;
- use address data reached through this network to compile mailing lists.
Traffic that breaches this section may be blocked without notice.
Availability, changes and third-party links
We do not promise that the site will be available, uninterrupted or error-free. We may change, suspend or withdraw any part of it, including any market, page, dataset or endpoint, at any time and without notice, and we may change these terms. The version on this page is the one that applies, and continued use after a change is acceptance of it. Links to third-party sites are not endorsements, and those sites are outside our control.
Corrections and complaints
If a figure looks wrong, name the market and the figure and write to contact@materacapital.com. Complaints about the site go to the same address.
Governing law
These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising from them or from use of the site. Matera Capital Limited is registered in England, and this site is published from there. Each market’s own site carries its own terms, which govern there. If any provision of these terms is unenforceable, the rest continue in force, and a failure to enforce a provision is not a waiver of it.
