About IndexProp

IndexProp publishes residential property market statistics country by country, computed from each market’s own public transaction registers. It is free, carries no listings and no advertising for property services, and it does not value property. It is published by Matera Capital Limited.

Why a network rather than one site

Property data is national. Each country publishes different registers, at a different grain, under a different licence, with different definitions of the things that look universal: floor area, tenure, even what counts as a transaction. A single global schema would have to flatten those differences, and flattening them is where property statistics usually go wrong.

So each market is its own product, built on its own registers and speaking its own market’s language. What they share is a method: every figure states its window and its denominator, a figure below a market’s sample floor is withheld with the reason stated while the transactions behind it stay listed, registers that measure different events are never pooled, and everything on a page is reproducible from a static endpoint anyone can fetch.

The markets

  • Singapore: IndexProp SG. indexprop.com/sg. Planning areas, neighbourhoods and every street with resales on record, with the public and private markets published side by side and never averaged together.
  • United Kingdom: RealScout. realscout.uk. England and Wales at postcode-district and sector grain, from sold prices matched to floor areas recorded on Energy Performance Certificates. Published as RealScout, on its own domain.

The United Kingdom keeps its own brand and its own domain. RealScout was established there before the network existed, and moving a working site’s URLs to prove a point about branding would cost its readers and its search history for nothing. It is a full member of the network: the same method, the same publisher, its own front door.

Independence

IndexProp is not affiliated with, endorsed by or connected to any government agency, housing authority or land registry in any market it covers. It is an independent reading of published open data.

Corrections

The most useful thing a reader can send is a correction. Name the market and the figure and say what you expected; it gets checked against the underlying records. Contact.
